​February 28, 2026, and both USPS mailed and online payments require time to deliver.

Proxy Form:  If you are unable to attend, you may:  
  • Submit a completed Proxy Form electronically to the Board here at least one day before the meeting;
  • Print the Proxy Form here, complete it, then:
    • Have your appointee deliver it at the meeting, or 
    • Return it to the Board by email or USPS mail at least one day before the meeting.
 Ballots will be available to attendees and duly appointed proxies at the meeting.

Welcome to our community!  We are a desirable neighborhood of 103 homes located in West Chester, Ohio, a suburb north of Cincinnati and south of Dayton, uniquely positioned between an elementary and a junior high school   Our area is known for its excellent Lakota public schools and abundant amenities. Residents enjoy exceptional parks, restaurants, shopping, and movie theaters.

There are many ways to get involved!  Our HOA is curreently self-managed and guided by an HOA attorney. Volunteer home owner volunteers welcome new neighbors, help plan social events, assist with common-area maintenance, and serve on the HOA Board. If you are interested in volunteering, please Contact Us. Additionally, the Board is interested in contracting with neighborhood and local businesses for HOA services whenever possible.

​Reminders for Our Home Owners . . . 

HOA Assessments:
Mark your calendar to pay the HOA General Assessment each January. As a courtesy, the Board sends annual invoices to all home owners; however, payment must be received by January 31 to avoid late fees, regardless of whether an invoice is received, in accordance with HOA governing documents. 

Improvement Application:
Any home improvement or change to the exterior of your home or property,  including landscaping, requires an HOA Improvement Application submitted to the Board for approval before improvements or change. Turnaround is usually quick.  

Home and Property Maintenance
All properties are subject to the HOA's governing documents, including Board adopted Standards and Policies. Violations will result in a courtesy notice from the Board. Continued noncompliance will be referred to the HOA attorney for enforcement, with all related costs assessed to the home owner according to the Enforcement Policy.  

Lawn and Landscaping Maintenance:  Yards must be well maintained in accordance with the Lawn and Landscaping Standards. Lawns must be kept mowed and trimmed, free of excessive weeds, debris and clutter, and leaves removed regularly. 

Mailboxes:   If your mailbox is in disrepair, replace it according to the Replacement Mailbox Policy. You must arrange for its installation. 

Fences:  All fences must be split rail, or black aluminum or /wrought iron in accordance with the Architectural Standards.  If you have a split rail fence, please monitor its condition and repair as needed.


Street Trees:   Maintenance of trees in the public right-of-way is the responsibility of each home owner. This includes trimming limbs to provide a minimum clearance of 7' above sidewalks, removing dead limbs, removing and replacing dying or dead trees in accordance with the Replacement Tree Policy.
 
Sidewalks: Home owners are responsible for public sidewalks in front of their house. Many sidewalks have raised or lowered creating a trip hazard to pedestrians. Home owners are required to fix these trip hazards. 

Vehicles: No trailers, campers, recreational vehicles or boats are permitted to be parked on your property unless in a garage or with written permission from the HOA Board, in accordance with HOA governing documents. 

Neighborhood Speed Limit: Please be mindful when driving through the neighborhood. The speed limit is 25 mph and there are small children at play as well as neighbors walking.
